Villa & house exterior painting
Full repainting of facades, boundary walls, parapets and decorative elevations. Early-morning slots available to avoid peak heat.
Anas Al Khaleej Company paints villas, residential buildings and commercial facades across the Kingdom with UV-resistant, heat-stable coating systems that hold their color through sun, dust and seasonal rain.

Exterior walls in the Kingdom face direct sun for most of the year. Surface temperatures run far above the air temperature, so ordinary paint expands and contracts every day. Within one or two summers it starts to crack, chalk and fade unevenly.
Add seasonal dust storms, heavy bursts of rain in Jeddah and the Eastern Province, and salty coastal air around Dammam and Khobar. A paint job designed for a mild climate will not last. The finish also has to resist dirt, because exteriors stain far faster than interior walls.
That is why we plan every facade wall by wall, matching the coating to the exposure each side actually gets.
Takes the harshest afternoon sun. Highest risk of cracking and fading.
Heat-reflective elastomeric topcoatSun exposure through most of the day, strongest UV load.
UV-stable acrylic, light colorsMorning sun, cooler afternoons. Moderate expansion cycles.
Weather-shield acrylic, 2 coatsLittle direct sun. Holds moisture, prone to mould and algae stains.
Anti-fungal additive + sealerOne team for the whole outside of your property, from the main facade to the boundary wall and gate.
Full repainting of facades, boundary walls, parapets and decorative elevations. Early-morning slots available to avoid peak heat.
Residential towers and compounds, including shared facades, open stairwells and perimeter walls, with scaffolding and rope access.
Offices, showrooms, retail fronts and warehouses, scheduled around business hours and customer access.
Compound walls and metal gates take constant sun and dust. We prime steel with anti-rust primer before the topcoat.
Careful work on stone borders, cornices, columns and architectural accents that frame the street view of your building.
Elastomeric and waterproof coatings for parapets, roof edges and walls exposed to seasonal rain and moisture.
We test the old paint and tell you whether it needs a full strip and repaint or a restoration coat, before we quote.
Stucco, sand-finish and profile textures for modern facades, sealed to stay durable and clean outdoors.
We select the coating by wall condition and exposure, then confirm the product and number of coats in your written quote.
| Coating system | Best for | Typical build | Key benefit |
|---|---|---|---|
| Weather-shield acrylic | Most villa and building facades | Primer + 2 coats | Flexible, UV-resistant, handles daily heat expansion |
| Heat-reflective coating | West-facing walls, roofs, parapets | Primer + 2 coats | Reflects solar heat, lowers surface temperature |
| Elastomeric waterproof | Parapets, roof edges, hairline-cracked walls | Sealer + 2 thick coats | Bridges fine cracks and blocks water penetration |
| Textured / profile finish | Modern facades, feature walls | Base + texture + topcoat | Stucco or sand look that hides surface flaws |
| Anti-fungal / anti-algae | Shaded and north-facing walls, coastal areas | Additive in topcoat | Stops mould and green staining |
| Anti-rust enamel | Steel gates, railings, fences | Rust primer + 2 coats | Protects metal from corrosion and salt air |
We inspect the facade up close for cracks, chalking, moisture and failed coatings.
Priced on measured wall area, height and access, and the coating system you choose.
Pressure washing, scraping loose paint, crack filling, and the right primer for concrete, plaster or block.
Weather-grade paint in the agreed number of coats, applied outside peak heat hours.
A daylight walk-around to check coverage, edges and finish before we sign off.
Exterior painting is priced per square metre of wall area. The final price depends on the factors below, which we measure on site so your quote reflects the real job.
Every quote is itemized and in writing. The site inspection is free and carries no obligation.
Each region is hard on paint in a different way. We adjust the coating system to local conditions.
Extreme dry heat and frequent dust storms. Heat-reflective, dirt-resistant finishes.
Coastal humidity and sudden heavy rain. Waterproof and anti-fungal systems.
Salt-laden air and humidity. Salt-resistant coatings and anti-rust metalwork.
Seafront exposure that attacks paint and steel. Elastomeric and marine-grade primers.
Compounds and commercial facilities with long, hot summers.
High heat year-round. Light, UV-stable colors on sun-facing walls.
Hot, dry climate with large day-night swings. Flexible, crack-resistant paint.
Paint systems chosen for heat, UV and dust, never generic indoor-grade products.
Crews trained and equipped for scaffolding and multi-storey work, with safety as standard.
We tell you when a wall needs repair or restoration, not just a fresh coat.
Written coverage against early peeling, cracking or fading.
Schedules that respect business hours and household routines.
Plants, windows, floors and vehicles covered during work, site cleaned at the end.
With proper preparation and a climate-grade coating, a good exterior paint job typically lasts around 5 to 8 years. West- and south-facing walls may need attention sooner. Cheap paint on a poorly prepared wall can start fading or cracking within one to two years.
October to April is ideal, when surface temperatures are lower and paint cures evenly. In summer we still work, but schedule painting for early morning and avoid walls in direct midday sun.
A flexible, UV-resistant acrylic or a heat-reflective coating. Both expand and contract with the wall instead of cracking. For walls with hairline cracks or rain exposure, an elastomeric coating is the better choice.
A typical villa takes about 5 to 10 working days, including washing, crack repair, primer and two topcoats. Larger buildings depend on height, access and the coating system.
Yes. Crack filling, scraping loose paint and priming are part of every job. Painting over damaged surfaces is the most common reason exterior paint fails early.
Light and neutral tones such as off-white, beige, sand and light grey reflect more heat and show less fading and dust. Dark colors absorb heat and fade faster on sun-facing walls.
Yes. We inspect your property, measure the walls and give you an itemized written quote with no obligation.
